District 14 Virtual Town Hall - Stadium Place

This past week's District 14 Virtual Town Hall was a conversation about Stadium Place and the development work happening there. Nichole Battle, Executive Director from GEDCO along with Heather Wilson of the Y, and Matt Potter of Southway who is building the Gilchrist center joined us. We had a very good discussion with lots of community questions and ideas. Here is the full video.

Nichole reminded us that this is the former Memorial Stadium site. Once the Orioles moved to Camden Yards and a new football stadium was built for the future Ravens, Memorial Stadium was torn down. A long process of planning produced the plan we see taking shape - affordable senior housing and the Y. The vision has grown a bit since then, adding Village Center and Gilchrist.

The Waverly Y - this is the Y of Central Maryland offering pre-school, pool, fitness center, and more.

  • Update: The Y will be expanding - the pre-school will be moving into a new building that will be built by the parking lot. There will also be a pavilion that can be used for community events, and three unisex bathrooms open during the day only.

Waverly Y Playground - the playground was community built. It burned in a fire but was brought back to life prior to the pandemic. Since the pandemic it has been closed.

  • Update: the playground apparently is out of code in many areas. The Y is working hard on repairs and will try to open it as soon as possible.

Village Center is the corner of Ednor and 33rd. It is market rate apartments for people 55 and older, and commercial retail on the bottom.

  • Update: Commercial businesses that have signed leases include Dunkin Donuts, a nail place, and Medstar physical therapy (moving from the Y). There is still substantial commercial space available.

Gilchrest is being constructed now. It will have 20 hospice beds, 4 of them will be for children. They will primarily serve people who have no where else to die with dignity and also offer home hospice care for people aging in place. They hope to open later this fall for services.

Future development includes an apartment building on the Northeast side by Heritage Run, and a new apartment building on the Northwest corner.

There was considerable discussion about the Northwest corner (Ellerslie and E 36th Street). The apartment building will take up the far side on 36th street - we are calling it the Mary Pat Clarke building in the hopes that they actually commemorate her with naming the building after her. Just south of that will be a field. In the diagram above, it looks like a soccer field. That is drawn that way to show the scale of the field. That will be open to the public and managed by the Y. So there will still be a space for residents to use.

The discussion got to the dogs factor. Unleashed dogs, and unleashed dogs who bite, are an issue in the area, but there is a group of neighbors willing to think about the best way to manage the situation so Stadium Place and the Y don’t shut the field down for public use. This has to be addressed.
